257 – The Coach House

This charming one bedroom apartment sleeping a maximum of 2 people (no babies I am afraid) is peacefully situated in a leafy glade close to the Water of Leith Walkway; it’s hard to believe that such tranquillity exists only fifteen minutes walk from the West End of Princes Street. The Modern Art Gallery and the Dean Gallery are on your doorstep. The accommodation comprises a comfortable living room with delightful woodland views. If you are lucky, you might spot one of three resident roe deer, a fox at play or a kingfisher darting past your window. The living room is furnished with a leather sofa and a good sized dining table with seating for 3 people. There is a T.V. and DVD player and Wi-Fi is available for those who need it.

A small kitchen is situated off the living room and is equipped with oven and hob, dishwasher, microwave and ample cupboard space. The owners have provided a good range of cookware, glass and crockery for those wanting a cosy evening in. Laundry facilities can be found in a separate utility room.

Sharing the delightful woodland outlook is an ample sized double bedroom with attractive arched windows. This has a double bed and plenty of built in cupboard space. A practical bathroom completes the accommodation and offers a bath with shower over, toilet and wash hand basin.

Safe bicycle storage is available (please organise with the owner prior to arrival) together with E bike charging if required.

    The Coach House was perfect, so much so we have booked again for next year. Perfect hosts in Tom & Viki, perfect location, comfy, and everything you could need. A bonus was having somewhere to park, the car never moved till the day we left. It’s within 20/30 min of most locations, so peaceful, hard to think you are so close to the centre of Edinburgh. The walk along the Waters of Leith through Dean village to Stockbridge is a must (while in Stockbridge pay a visit to the St Bernard’s Bar (speakeasy), it’s like stepping into an antique shop with a bar, quirky and friendly & cosy, there is a record player playing LP’s, on the bar. One of the highlights was seeing the 3 deer from the lounge/bedroom window, can’t wait to return.

    Once more we have returned to The Coach House. A welcome small break at the end of the year. The weather in Edinburgh was cold, dry but with heavy frost overnight. But not a problem for The Coach House. It is warm and accommodating and a pleasure to stay in.

    We liked The Coach House so much that we booked it again for the third time. For those who visit it this will not come as a surprise. From it’s location to it’s amenities it is a perfect base to explore Edinburgh. When the weather in Edinburgh is inclement, as it occasionally is, it is great to return to such a welcoming base.

    A very clean, comfortable and well equipped flat in a secluded location – so much so that i had to walk out to find the takeaway delivery. Note: instructions on finding the place and accessing the flat are very clear. Booking, information, and contact was also a smooth process. After days spent walking around within the bustle of the city (which is in easy reach), it’s a joy to wake to quiet and the sound of river and birds.

    Really nice apartment with everything you could need. It is well appointed in a very quiet cul de sac with views out onto a wooded area. The city is a short walk (about 20 mins) away so no need to move the car. The bed is very comfortable, the sitting room has a large sofa and separate armchair, a dining table and chairs. Kitchen is fully fitted with loads of essential equipment and supplys for washing up etc.

    We recently stayed at The Coach House for the second time in less than a year. We returned to it because of it’s quiet location and of how well appointed the flat is. It is in all intents and purposes literally a home from home. For us the location is ideal and in easy walking distance of the west end of Princes Street. With parking available we parked and never moved the car until it was time for our departure.

    What a beautiful place!! Everything you need from going from your home to another. very well equipped, and very clean. Also the nice kind gesture of milk,bread and butter, very nice touch. Nice surroundings with a river along side with a great river walk too. (you wouldn’t think the city was round the corner)It was only a 15 minutes walk from the apartment to the city and easy to find, one long straight road really. All round FANTASTIC 10/10 for me and we will definitely be back and staying at The Coach House. Massive Thank you again Tom & Vicky.

    We greatly enjoyed our stay at The Coach House. The setting is quiet and leafy and it’s hard to believe you re only 15 minutes walk from the city centre.     For 16 yrs, I have booked perhaps 50 properties, across the city, to accommodate a theatre company & me, for the Festival. I stayed here for 10 days this year. The owners are delightful, so welcoming and helpful, whilst letting guests enjoy their stay uninterrupted. Bread, milk and a tasty small surprise were in the kitchen & fresh flowers in the living room on arrival. The accommodation is beautifully appointed, spotlessly clean and so peaceful. I walked in to the centre of the city each day, admiring the architecture on the way, including St Marys Cathedral. The West End and Princes Street are about 15 mins, but it is so easy to catch the bus soon after heading out.
    If you think any part of the property description fanciful… it isn’t. I looked out of the kitchen one morning, to see a fox fast asleep in warm sunlight in the glade just outside. It stayed longer than I could that day.
    I didn’t know any more than you will when I booked, but I’m delighted I did.

    the appartment is perfect with all you need and more – well equipped, peaceful and private. Tried the buses but found it easy to walk to most places as so accessible from the appartment. Thank you Tom and Viki it made all the difference having a great place to stay.

    I stayed here for a couple of weeks in June of 2009, and absolutely loved it. It’s far enough away form Haymarket to feel secluded, but it’s a short walk to see the sites. Beautiful garden, full of flowers; nice, cute, tidy apartment. Thank you!

    A comfortable, quiet and cosy apartment in a secluded back-street, but easy walking distance to Haymarket.
    Lots of little touches like the fresh bread and milk waiting in the fridge, the fresh flowers in the living room etc. make this a very welcoming apartment too.
    Perfect for two people and we hope to be returning (again!) soon.

    A very well-provided and carefully provisioned apartment in a beautiful location. Those staying here should be encouraged to view the house from the other side of the river, near the Art Gallery.

    Spent the week in Edinburgh visiting daughters and granddaughters. What a lovely way to spend the time. No rush or fuss of a hotel. Family meals in, as the kitchen is so well equipped. Very comfortable bed. A real home from home. Thank you Tom and Viki. We will be back.

    Apartment was precisely as described, very convenient for Haymarket.Though didn’t mention that small welcome pack was provided.House number sign in Belford Place perpetually obscured by parked car so carry on past Edinburgh Sports Centre !Apartment great value for money with added advantage of car parking space, will be back in the future .

    What a fabulous find! Usually, I stay elsewhere in Edinburgh, but I’m so pleased that I chose somewhere different.
    The location is wonderful, Dean is a delightful spot should you wish for peace and quiet & within easy reach of two art galleries and has stunning architecture.
    Often accommodation in the city is noisy both day & night, but I was impressed with this almost rural location which is yet a short journey into town. I could walk to the West End in 20 minutes, but buses run frequently along Belford Road & a taxi isn’t so expensive for guests who would rather not walk to & from the city.
    The apartment was pristine and comfortable, a real home from home & the owners on call if any problems. (I didn’t have any.)
    A welcome pack of basics awaited and the cupboards are also are well stocked with sugar, tea, coffee & so on.
    For a person like myself, who enjoys birdlife, the apartment and nearby Water of Leith walk is a treasure . I lost count of how many bird species I spotted. If this appeals, take a pair of binoculars! Walk along the river to nearby Stockbridge & enjoy eclectic shops and upmarket eateries.
    I fully recommend this property & would visit again in an instant. I hope to do so.
