This 3 bedroom town house is situated in the quiet environs of Edinburgh’s Dean Village, an historic enclave by the picturesque Water of Leith. Once a separate village based on the milling industry, it is now part of Edinburgh’s West End and is only a 10 minute walk from Princes Street. The Water of Leith walkway passes the front of this development and affords wonderful walks towards the Royal Botanic Gardens and on to Leith. Art lovers might prefer to walk in the other direction taking in the Dean Gallery and the Modern Art Gallery, both renowned for the excellence of their exhibitions. A free bus shuttle will transfer you to the National Gallery on Princes Street, or the Portrait Gallery on Queen Street.

The lower floor provides an open plan living/dining/kitchen area with an attractive jettied sitting area affording superb views down the waters of Leith – an ideal spot to relax with a glass of wine and watch the sun go down. Ornithologists will enjoy watching the herons and might be lucky enough to see a kingfisher. There is a comfortable set of sofas and chairs grouped around the fire place and TV. Internet access has also been provided. The dining area has an attractive glass dining table which seats up to 6 people comfortably and the kitchen is well equipped with oven, hob, dishwasher, microwave, fridge freezer, plus ample cooking utensils and crockery. A utility room on the same floor provides a washer drier.

The accommodation sleeps up to 5 people in 3 bedrooms. It comprises one double bedroom on the lower floor with a separate shower room. Upstairs there is a lovely large bedroom which has a super-king bed, this can be made up as a two singles on request, this room also offers an en-suite bathroom, with shower, bath and toilet. A pretty third bedroom has a single bed and plenty of wardrobe space.

A third bathroom with a bath, wash hand basin and WC completes the accommodation.

Visitors coming to Edinburgh by car are welcome to use the property’s private garage which offers parking for one car.

    Flat and location great. The taxi firm recommend
    in flat were not registered an put myself and my neice at 2 am in danger. As they never knew how to get to flat was prepared to abandon us. Luckily I’m from Edinburgh and told him where to go. We got a drip from tank above stairs but was quickly fixed. Our last family holiday all together. Edinburgh always exciting did it for us.

    A very comfortable apartment situated extremely well beside the Water of Leith in a quiet area. Well furnished and three bathrooms. Garage space for our car just across the road. We very much appreciated the large decorated Christmas tree..best we have had in ten years of Christmas holiday rentals. The lounge dinning area is very spacious for our party of four…..puzzling comment in other review about being small. One inconvenience is that you do have to use the water booster quite a bit as off peak hot water runs out if people take baths, very good showers. The lounge fire was very nice. Views form windows over the river were very interesting. Place was well heated for winter use. Wifi was excellent with new router. We would like to return for sure. No hesitation in recommending this property. I would have thought this is relatively new building although constructed in old style to match historic Dean Village architecture. Thank you to the owner for making this place available.

    Everything we ask for in accommodation: excellent location, clean, comfortable and quiet. Our only problem was with operating the appliances.

    We thoroughly enjoyed our stay in this apartment. It is comfortable, convenient and contains everything you might need. Like another reviewer has said, we needed the double made up as a twin so do make sure you notify them in advance of your requirements. The only other niggle was that we couldn’t get the dishwasher to work satisfactorily (but that might have been my incompetence 🙂 ). I would definitely stay here again.

    THE most wonderful place!!
    Clean, beautiful neighborhood. Views from every room. Photos cannot do it justice.
    Even a secured garage!
    The location looking right out over the water Leigh was like living in “Camelot”!
    The master bedroom is massive and the oversized soaking tub was amazing.
    Would love to come back again!
    Booking and communication were smooth and very easy.
    Did not want to leave!

    Very good service from the team at Edinburgh Holiday Accommodation who came out in the evening to sort out the beds for us (changing a double to two singles.) The location was great. We could walk all over city from the flat and we enjoyed sitting in the window looking out at the river. The flat had plenty of room for our party of 5 and everything we needed for a comfortable and enjoyable break.

    We really enjoyed our stay at this lovely apartment. The flat is located in a beautiful old building with really beautiful views of the Water of Leith and on across Dean Village.

    As this building is old the rooms have to fit into the space provided. There is one very spacious master bedroom with ensuite and two smaller bedrooms. The beds are all very comfortable. Water pressure is excellent.

    The kitchen is well equipped and completely functional. The only real drawback is that both the kitchen and shared areas are extremely small though the view is very beautiful. With children it is a little cramped.

    Otherwise, the location is perfect – easy access to Stockbridge, the New Town and the Water of Leith and a quick drive to Waitrose. Highly recommended.

    This apartment was brilliant for our party of 5 with ages ranging from 3 – 83. The location is really special, the view of the river and across to the beautiful buildings is fabulous. It really is central with a genuine 10 minute walk to the centre.The apartment itself is spacious with bathrooms so plentiful our children insisted on rotating their usage! My only negative comment would be about the glass table, easy to bump into and induced an odd feeling that you had actually put your plates in thin air instead of securely on the surface. Having said that we would all love to return.
