It is a short stroll to vibrant Broughton Street, which offers a wide range of Cafes, Bars and Restaurants as well as an eclectic selection of local shops and boutiques, as well as Edinburgh’s buzzing new retail mall in the St James Quarter. The property also benefits from a small, attractive, private garden area with outdoor seating on a patio where you can sit and catch the evening sun with a glass of wine.
The open plan ground floor offers a cosy sitting/dining area with sliding doors opening into the garden as well as a fully equipped kitchen area . Access to the garage is either through the kitchen or to the rear of the property and it offers parking for one compact sized car (Maximum length 4.4metres). Both the washing machine and the tumble dryer can be found in the garage. There is also a shower room with wc and wash hand basin on the ground floor.
Stairs lead to the first floor accommodating 2 bedrooms which overlook the garden area. The master bedroom with an ensuite bathroom can be arranged as twins or a superking on request and is furnished with a wardrobe, dressing table and chest of drawers. A cosy double bedroom with a double bed is provided with a large wardrobe with plenty of storage. Both the ensuite bathroom and the downstairs shower-room have underfloor heating.

Albany Lane was the perfect place to stay. Really comfortable, beautifully finished, great master bedroom and a brilliant location. There were even flowers waiting for us (I loved that!) What more could anyone want? So hoping to be able to go back!

Albany Lane is the perfect location for walking to city centre places of interest and the stylish new St James Shopping Quarter. The mews property is tastefully appointed and furnished. Fittings are of a high quality. The kitchen is supplied with a wide range of utensils to allow guests to cater for themselves. Alternatively there are many restaurants and takeaways near by. An added bonus was the patio area where we enjoyed sitting out amongst the colourful plants. Although the property has an integrated garage, our medium sized car was slightly too long to fit in this and close the door. As long-term parking in the surrounding area is restricted to those with Resident Permits, not having parking was problematic and involved a lot of walking to roads with unrestricted parking.

We stayed in very comfortable apartment in the New Town for a week. The weather was superb and the pretty little garden was a pleasure to spend some down time in. Really handy for small shops, cafes and restaurants and only a 10 minute walk to Waverley train station.
The EHA team were great hosts, very responsive and answered all our questions quickly and accurately. Highly recommend!
