This outstanding 2 bedroom apartment, sleeping up to 4 guests, is situated on the Eastern side of the city’s Georgian New Town only a moments’ walk from the fashionable Broughton Street area with its rich selection of artisan cafes, vibrant bars and superb restaurants. The area also boasts an award winning butcher, a fishmonger, a couple of great delicatessens including Real foods (famous for its wonderful selection of health foods), and several individually owned boutiques selling an interesting range of clothes, gifts, cards, jewellery and art. Broughton Street is a great place to while away a spare hour browsing or having a cup of coffee or a drink or enjoying a meal. At the top of the Street you will find more appealing restaurants as well as the Omni centre with its multi-screen cinema, The Playhouse theatre, the St James Shopping centre and beyond that, the East end of Princes Street.

This cherished first floor apartment has been decorated with much care and attention by its owners to provide an exceptionally comfortable and attractive space for you to enjoy as your base while you spend time exploring our beautiful city.

The front door of the property opens into a spacious high ceilinged hallway with original wooden floors and sea grass runner (we would ask our guests to refrain from wearing high heels inside the property) it is furnished with interesting antique pieces including a Victorian pine bench and wardrobe.

The beautiful kitchen with original flag stone floor, attractive white units and granite work tops, overlooks pretty gardens at the rear of the property. A window seat furnished with comfortable cushions makes a perfect spot in which to relax and enjoy the lovely vista, whilst a gorgeous antique range with over mantel provides an interesting focus to the room. A vintage pine kitchen table with antique chairs provides plenty of space for 4 people to enjoy a meal. The room is well equipped with an oven and hob, fridge freezer, dishwasher, and plenty of glass, china, cutlery and cookware. A small larder houses a microwave, and the laundry cupboard houses a washing machine.

The well-proportioned drawing room, with original fire place and cornicing has a large shuttered astragal window with an ornamental Juliette balcony also looking out over leafy gardens. A 3 seater sofa, a velvet tub chair and a chestnut leather chaise longue provide generous and comfortable seating for 4 guests. A reclaimed pine coffee table, a Tibetan prayer chest and an antique pine chest of drawers furnish the room and add to its quirky eclectic feel. There is a TV with DVD player and freeview as well as WiFi access.

The Master bedroom is to the front of the building overlooking Great Kings Street, but secondary double glazing and working shutters ensure that the room is peaceful and quiet. It also has the original fire place with an exquisite framed patch work of antique saris from Jaipur above it. The room is well appointed with a super king sized brass bed with antique pine bedside tables and handmade Indian wrought iron bedside lights. A vintage pine chest of drawers and large wardrobe provide plenty of storage space for visitors. To the right of the fire place, a door leads to an en-suite bathroom with generously sized walk in shower, limestone floor with underfloor heating, basin, wc and heated towel rail.

The second smaller double bedroom offers attractive views over Drummond Place; it also retains the original fire place and is furnished with a white iron double bedstead with beehive themed bedside tables and pretty bedside lamps. It has a plenty of storage space in a reclaimed pine wardrobe and pine chest of drawers. The window has also been double glazed and has working shutters.

A family bathroom with black and white floor tiling and a free standing Victorian roll top bath with drencher shower over, a small basin and a WC completes the accommodation.

Vistors arriving by train are about 12 minutes walk from Edinburgh Waverley and the tram link from the Airport terminates close to London Street in York Place.

    I stayed here as part of a nostalgic trip to the area I lived in as a student many years ago and I could not have picked a better place to stay. I felt immediately at home and enjoyed the beautiful views front and back as well as the cosy, comfortable kitchen. It was well equipped with just one flaw – I went out and bought a couple of quality wine glasses to enjoy a nice glass of red with my sister as the glassware provided is not very nice. All linens etc. were of high quality and the beds comfortable. All together a stunning flat and one I hope to revisit, all the way from New Zealand, in the future.

    This London St home was as pretty as the pictures and we could have stayed here for a long time and been very happy. Loved the location in quiet neighborhood yet within 5 minute walk to a selection of restaurants, pubs, and grocer. Flat is up 1 flight of stairs which my elder mom could handle. We could have easily walked to the sites but used Uber or taxi for my mom. Bedrooms were spacious and light filled with comfortable beds and bedding. Beautiful pine floors and double height windows. The kitchen was fully equipped with new cookware and dishes. Best was the coziness with a lovely garden view that made me smile. We arrived later in the evening so had access to lockbox w complete instructions to enter with no problem. So happy the heat was turned on at arrival so we were immediately comfortable. Stay here, you won’t regret it.

    We enjoyed a lovely stayed there, the apartment is pretty decorated, very clean, very confortables beds, very well situated, just 10 minutes walking to George Street.
    In the streets around the apartment are plenty of restaurants, cafes, and shops.
    We’ll go there again in our next visit to Edinburgh!

    A lovely apartment in a great location. There was plenty of room for 4 people and the standard of accommodation was very high and extremely comfortable. Having wifi was a great bonus and we would definitely visit this apartment again.

    We enjoyed a lovely Christmas week in this stunning apartment. It was ideally located in the New Town and close to trendy Broughton Street, so had access to its own amenities as well as that of Edinburgh city centre and the neighbourhoods of Stockbridge etc. Given its central location it was very peaceful and quiet. The rooms were huge, clean and well decorated/ appointed. We loved that a Christmas tree had been put up for us – a lovely touch. Our only criticism was that the kitchen didn’t have enough of the crockery, cutlery and cooking equipment we needed for the meals we were preparing for ourselves – but this is only a minor gripe. We would definitely stay here again.

    Couldnt really have been better. Beautiful location, beautiful flat tastefully decorated with new clean bathrooms and kitchen. Stunning period features, high ceilings etc. Wonderful!

    This apartment is truly a little gem in the heart of Edinburgh. We are annual visitors to the Fringe Festival and have stayed in many apartments but this one is by far the best! Beautifully decorated, warm and comfortable. It was a delight to come back to after a busy day. The quiet cobbled street and the comfortable beds meant we had a wonderful nights sleep. It was home from home for us and we will definitely stay again!

    This apartment is authentic and tasteful and in a fabulous location.
    The furnishings and equipment are all provided to a high specification, and the owners have added personal touches to the accommodation which are interesting and lovely.
    The beds are extremely comfortable and the street is quiet so its possible to enjoy the beauty and bustle of Edinburgh city, yet come back to relax in lovely luxurious accommodation with local highly rated shops and services.
    The apartment was warm and cosy for our stay, when we had some snow fall, and we all enjoyed the underfloor heating and roll top bath!
    A maximum of 10 minutes walk from the tram stop (direct from Edinburgh airport) so couldn’t be easier to find.
    Highly recommended.

    Clean,comfortable,quiet,easy access as on first floor,extremely well equipped with good quality furniture and fittings,near restaurants so farewell to hotels it will be self-catering for us in the future.
