This lovely, modern 2 bedroom property sleeps 4 guests. The apartment has the advantages of free secure off-street parking for one car if required and of being situated in Old Tolbooth Wynd – one of Edinburgh’s original medieval closes just off The Royal Mile. It is also within a short walking distance from the Lower Calton Road exit of Waverley Station.

The Royal Mile, accessed in a matter of moments through the archway of the Tolbooth, offers an enticing array of shops, bars, restaurants and cafes as well as of a plethora of fascinating buildings of great architectural significance. From the Royal Mile you are within easy reach of a wealth of attractions, including Holyrood Palace, Dynamic Earth, and the Scottish Parliament building, but also St Giles Cathedral, Edinburgh Castle, Mary King’s Close and the Camera Obscura.

The apartment is situated on the ground floor of the building. The front door of the property opens into a large welcoming hallway from which the spacious living room, with a view up towards the Burns Monument, is accessed. It has been furnished with plenty of seating, which includes a very comfortable sofa bed for flexibility of sleeping arrangements. There is a TV with freeview, DVD player with a selection of films to choose from, iPod player and WiFi access.

Off the living room is a large well equipped kitchen with an oven and hob, a fridge freezer, a small dishwasher and a washer dryer. There is also a microwave, a toaster and an electric kettle and the owner has provided plenty of cookware, china, glass and cutlery for guests wishing to eat in the apartment. The room is furnished with a solid oak dining table and 5 chairs.

The master bedroom has a super king sized bed with the flexibility to be made up as twin beds on request. There is plenty of wardrobe space and an ensuite shower room with cubicle shower, toilet and basin.

The second bedroom offers a king sized bed. This room also benefits from an ensuite shower room with cubicle shower, toilet and basin. Again there is plenty of hanging and storage space available for guests.

A further family bathroom with bath and shower over, basin and toilet completes the accommodation.The apartment is wheelchair accessible, but the there is a step up to the shower, so please call for more information before booking if you have special requirements

    Third time at this lovely central flat and it feels like coming home now. The flat is fully equipped, with everything you could possibly need. Tesco is a five minute walk away. It’s close to Princes Street for M&S treats. Almost everywhere is walkable (though we got a taxi to the Modern Art Gallery (but walked back as the No 13 now seems to have disappeared) and a bus (temporarily at the Mound) to the Botanics.) – National Gallery, Portrait Gallery, Chambers St Museum, City Arts Centre, Thins (as was) bookshop. The Plague seems well and truly over as the Canongate crowds are even more than pre 2020 though the flat is very quiet apart from a few people who seems to feel the need to bang the front door when they go out. New treat is the Physic Garden at the Palace which is well and truly flourishing this year. The Museum of Childhood is open again. Dunbar’s Close still good for a late afternoon /early evening wander and sit down surrounded by bird song – it’s open to 6pm in May now, 7.30 in high summer. Plan to be back next year if it’s available.

    We spent a fortnight in this lovely flat in May – our second time here. It’s probably the closest to a perfect holiday flat we’ve had. The flat itself is extremely comfortable and well equipped and the location is so central. The Canongate is a lot busier this year than last but the flat is very quiet and you are guaranteed a good night’s sleep. Dunbar’s Close Garden and Canongate kirkyard just round the corner are great for a peaceful wander at the end of the day and it’s a particular pleasure to see the changes in the plants in the garden day by day. You can wander up to the National Mueum via Chessel’s Court and St Mary’s Street taking in the bookshop on the corner. No need to book anywhere which makes planning a lot easier.

    We spent a fortnight+ in June 2021 at this lovely central apartment which is one of the nicest holiday apartments I have ever stayed in. It had everything you could possibly need and was a real home for us for our stay. I loved the quirky decorations and the comfortable beds. It was also next door to the lovely Canongate Kirkyard and stunning Dunbar’s Close garden which each got a daily visit and the changes in the plants even over a couple of weeks was a real treat. There’s a Tesco Express in Holyrood Road just through the close opposite the Kirk and turn right. You can walk up to the flat from Waverley’s back entrance up through Sibbald’s Court in about 10-15 minutes. The key and/or the lock needs oiling or something as it’s very temperamental. Sometimes the door (key does both top and bottom locks) opens easily, other times it involves a bit of a wrestle!! Had a lovely time and hope to be back. Thank you.

    Fabulously convenient apartment with car-parking (very unusual for Edinburgh). It was quiet, clean, comfortable and had everything we needed. EHA were very efficient in meeting us, letting us in and showing us round, and we had phone numbers in case of emergency. We spent 6 days walking around Edinburgh from the flat and had a great time.
    We would certainly return.

    I had 2 flats booked one for my son and family and one for us. Our downstairs flat was good but our washing machine did not work. When taken up many many stairs (carrying heavy bags) my sons flat was not good for 4 people. Very small and on the top floor a long way from our flat. I wanted them close by.
    The outside steps leading to their block were very dirty with vomit on some steps which I pointed out to your representative..he said he would clean them up but he just threw a little water on it and the vomit remained..I was very unhappy about that and the fact that my sons apartment was nowhere near us. I had booked very early so I’m sure a closer flat could have been found for him.

    3 night stay in March. The apartment was in excellent condition, clean, comfortable and all of the facilities that you could want or need. The location was spot on being walking distance from everything but away from most of the noise.
    We would happily stay again in the future and would recommend this place to anyone wishing for a comfortable stay in Edinburgh.

    Great location for walking into town. I have stayed in Edinburgh a lot and finding somewhere to stay where there is onsite car parking is difficult but there are not many where the car is less than a minute from the apartment and secure. This distance was important to me as we had someone with us who was less able to walk than some. Ground floor apartment was a bonus. We were met at the apartment, handed the keys and shown around and briefed about internet, heating and local shops etc. The apartment was well set out but the rooms are quite small. It was very clean but it has started to show some minor wear and tear. Kitchen is very well equipped (salt and pepper was empty) even cleaning and washing up supplies are provided if needed. We stayed for 3 nights and there was only 1 towel for each person for the length of stay it would have been nice to have some extra clean ones. I would recommend this accommodation and would stay again.

    How nice when the property is just what is advertised. What a perfect flat for the Christmas holiday! We were a mixed crew- my 80-year-old mother (flat was easy access for her), my husband & myself, and our 22 year old son. The flat was comfortable for everyone and that third bathroom made it perfect! The beds were comfortable, and my son was on the pull-out sofa and was happy. Well-stocked dishes/utensils/appliances. Nice light coming in, and for Xmas dinner we had us, our daughter (student at University of Edinburgh) and three of her friends — not cramped at all.
    SO perfectly close to the Royal Mile. Easy walking to pubs, shops, museums, Holyrood, a hike on Arthur’s seat and Starbucks (just to the left up on the Royal Mile). We plan on returning later in 2016 and will rent the same flat.

    What a lovely time we have just had in this apartment. We were so pleased on entering this bright and smartly decorated apartment, it’s got everything you need to make your stay comfortable. It’s tastefully furnished with lots of lovely accessories and details that make it that little bit more special than your average holiday apartment.

    We were warmly greeted and everything we needed to know was explained clearly, leaving us to get on with a girlie weekend shopping.

    It’s in a great location, just a couple of minutes off the main street in the old town and great for visiting the usual tourist sites. We liked the fact that you could get to the old or new town quite easily and just a short walk from Waverley Station makes it really convenient.

    The staff were very helpful and nothing is too much trouble for them. We highly recommend Old Tolbooth Wynd.

    Very nice apartment in a terrific location. Beds comfy, one hair dryer, good heating, enough kitchen tools to cook, tv and wifi flawless. The only negative we experienced was that washing clothes took a good 4 hours per load. The clothes just wouldn’t dry in less than 2.5 hours. Maybe it was just us? We were left enough laundry detergent for about 4 loads. Note: there is no soap for showers, you will either buy your own or use the liquid hand soap. We were met at the apartment at the appointed time and given a quick run-thru. It’s an easy 10 minute walk to Waverly Station. We recommend apartment 2 without hesitation.

    Excellent apartment, we were 4 and for a couple of nights 5, and were very happy. Two bedrooms and three bathrooms ! Location perfect for most Fringe venues, parking brilliant, 5 mins to Waverley if you need the train. Just a short walk from the Royal Mile, but nice and quiet too.

    A lovely apartment (the property description is spot-on)and so conveniently placed we were able to walk everywhere we wanted. It was a real pleasure to stay here and we would certainly do so again.

    The site description is not an over statement. This is a lovely place to stay. We (a party of four) stayed there during the Edinburgh Festival in August. We arrived to a spotlessly clean facility, spanking new appliances, cooking utensils and dishes; comfortable well dressed beds and three shining bathrooms. While new and modern, the apartment is tucked away inside one of Old Edinburgh’s most historic enclaves. Each evening we had nightcaps at the Old Tolbooth pub before passing through the old arch leading from the Royal Mile and heading down the narrow cobbled stoned street to our flat. Lots of character here! Members of both the the house and booking staffs were immediately available to answer questions and to assist in any way both prior to and during our stay.     Great apartment, was surprised how large it was inside! Excellent location right next to the Royal Mile and close enough to walk from the train station. Also great for attending conferences at Dynamic Earth which is just a few minutes away.
